How It Works

DPC will rent your property for 3-5 years using a bespoke Management Agreement. Your rent will be guaranteed for the term of the agreement.

The demand for social housing has never been greater and through our connections with local authorities, housing associations and charities DPC are confident they will have no problem fully tenanting their contracted properties. However, in the unlikely event that a property is not tenanted your rent will still be paid as per our agreement.

At DPC we are responsible for paying the agreed monthly rent, tenanting the property as well as the management and maintenance of the property. As part of the agreement the utilities and council tax will be paid. Regular cleaning and inspections will be made to ensure the property meets the requirements of the social housing standards.

As part of the agreement negotiations, DPC will calculate the current costs you incur whilst operating a rental property. When these costs are considered, the “Guaranteed Rent” that DPC will propose to pay to you will usually exceed your current rental income minus the calculated operating costs.

The management agreement will confirm that you will be responsible for the maintenance of the exterior and structure of the building. You are also responsible for the maintenance of the gas boiler (if applicable) and all electrical installations. Please note that you are required to ensure that buildings insurance cover with the appropriate HMO landlord product is in place and that you have up to date safety and environmental certificates. (For example, gas safety, electrical safety, and EPC certificates). The appropriate mortgage HMO property product should also be acquired prior to tenanting the property.
